26-ZHB-04: 60 Main Street – The Appeal of Limantour Properties LLC pursuant to 450-75(D) – Applicant is appealing Formal Enforcement Notice(s) dated July 15, 2026 regarding the failure to obtain required Land Development approval for the proposed parking lot prior to implementation, exceeding the approved scope of use of the property, third party leasing of the property and unauthorized vehicular access to the subject parcel from the adjoining roadway.

Notice is hereby given that the Zoning Hearing Board of Hellertown Borough will meet in Council Chambers of the Municipal Building at 685 Main St., Hellertown, PA 18055 on Wednesday, October 21, 2026, at 6:30 pm for the purpose of hearing the following appeals:
26-ZHB-05: 30 Bachman Street – The Appeal of Exchange 21 LLC – Applicant requests that the following relief be granted from sections of the Hellertown Zoning Ordinance:
i. Variance from § 450-15. A(1) to permit single-family attached dwellings (townhouses) in the I – Industrial Zoning District.
ii. Variance from § 450-15(E) to permit each townhouse lot to be less than 10,000 square feet.
iii. Variance from § 450-15(F) to permit a 15.38-foot side yard setback from Bachman Street.
iv. Variance from § 450-15(F) to permit a lot width of 25 feet.
v. Variance from § 450-11(D) to permit 10 townhouses on the Property.
26-ZHB-06: 110 Main Street – The Appeal of St Luke’s Health Network, Inc. – Applicant seeks a variance from the following provision of Zoning Ordinance § 450-22 pertaining to the number of wall signs:
i. Variance from § 450-22(C)4 to permit four (4) wall signs on two of the building facades facing the main intersection.
